In most cases, there is no direct cost to the client. Mortgage brokers are typically compensated by the lender once a mortgage is completed. This applies to standard mortgages with major banks and credit unions. If a situation requires specialized “B” or private lending—often referred to as alternative lending—a professional fee may apply. Any such fees are always disclosed upfront in accordance with British Columbia regulations.

Ideally, you should start the process four months before your renewal date. Most lenders in BC allow us to secure a rate hold 120 days out. Starting at this mark protects you from market volatility and gives us enough time to switch lenders if your current bank isn’t offering a competitive rate for 2026.

It is not required, but having a quote from a bank can be beneficial. While a broker can review options across multiple lenders to determine the best fit, seeing a bank’s offer allows for a direct comparison. Often, when a bank quotes a higher rate, it provides an immediate opportunity for a broker to demonstrate how much more can be saved through an independent network.
